There are some who say that Martindale Estate is the most prestigious self-catering experience in the Lake District. Who are we to argue? There are two houses and you can book either one or, for total exclusivity both, sleeping a total of 20 people. There are 26 acres of secluded private grounds and half a mile of lake shoreline. As you can imagine, the views are stunning. But the reality will outstrip your imagination with breath-taking views all round.

The main property, Martindale House, has six stunning double bedrooms providing ultimate luxury for up to twelve guests. Five of the rooms have lake views and they all have en suite facilities ranging from the luxurious to the outrageously luxurious! There is a spa and wellness centre, a bar, a private cinema, with outside terraces and a BBQ area as well as the boathouse and private jetty. Inside you can choose to spread out and relax in the drawing room, which exudes comfort and warmth as you cosy up around the wood-burning stove. The mezzanine has soft seating with great views over the fell. The large kitchen, dining room and infinity terrace look out overthe lake, Ullswater and the fells beyond. The kitchen is fully fitted with: electric ovens and induction hob; microwave, dishwashers, coffee machine; fridge and freezer; wine temperature storage and an instant hot water tap. And there is WiFi throughout along with Bluetooth allowing you to play your own music, or choose from Ullswater’s database of great tunes.

Wow what a house! Absolutely stunning location and the facilities and specification of the house could not have been any better! The layout of the house is very well planned and makes the most of the spectacular views! I particularly liked using the hot tub on the balcony. We had a family holiday with 8 adults and 4 kids age 3 - 7 who absolutely loved the cinema room in the evening! Everybody loved it and we all hope to return!

Imagine waking every morning in a Japanese water colour, such is the calm beauty of views from Martindale Estate. It is in an insanely beautiful location that is secluded yet nestled in the foothills of Helvellyn. The house has clearly been developed to a very high standard and is big enough to swallow large parties without them being on top of each other. We appreciated the house being clean - not just self-catering clean, it was 5 star hotel clean. If you want the most comfortable and luxurious self-catering in the Lakes then book Martindale Estate, it is hard to imagine anyone being disappointed.

The Great Barn

This 17th century converted barn, with its enviable views over Ullswater lake outstanding quality and luxury with true flair and sophistication. It fits comfortably into the landscape and its split level layout boasts walls of glass that appear to bring the outside in! It has four double bedrooms, three with lake views and an enormous lounge with fine furnishings and even a minstrel’s gallery! There is WiFi throughout and Bluetooth allowing you to play your own music, or choose from Ullswater’s own database. It is a great facility for family gatherings, or birthday celebrations The kitchen features: an electric oven and induction hob, microwave, dishwasher, fridge, freezer and kettle tap and the dining room is light and airy with spectacular views over Ullswater.

Out and about IN THE HEART OF THE LAKE DISTRICT…

The Lake District is one of the most fantastic locations in the country for walking. If strenuous hill walking is your thing, it’s all there, but there also plenty of opportunities for gentle country strolls with stunning views and, if your party includes a wheelchair or buddy, check out the Miles without Stiles routes. If you want we can arrange private guided walking or pony trekking. Why not try sailing or canoeing on the lake, or indulge in some private fishing lessons, or spend a day shooting, all of which we can arrange for you? We can even provide private flying lessons in a gyrocopter! Or we can arrange for a massage, Pilates or yoga classes in the comfort of the house.

  • Are pets allowed?

    Yes, in Martindale House there is a pet-friendly room with underfloor heating.

  • What are the check in and check out times?

    Check in is at 4pm on the day of your arrival at Martindale Estate, and check out is at 10am.

    We're often asked if check-in and out times can be extended. It is occasionally possible, but it depends on the arrangements made for cleaning between bookings.

  • Will you hold a damage deposit during our stay?

    Yes, we ask to hold a cautionary deposit of £1,500 during your stay at Martindale Estate. This is requested just two weeks prior to your stay, and is returned shortly after, assuming no damage to the property or its contents (see our Booking T&Cs for more information).

  • Are there local pubs you can recommend?
